At FL Homes & Consulting, LLC, our application fee covers the cost of processing applications and conducting background and credit checks. Therefore, it is non-refundable even if you are not approved for the property. This policy is in place because the fee is used to cover the expenses incurred during the application review process.
We recommend ensuring that you meet the rental criteria before applying, which can be found on our website or by contacting our leasing office. This can help you assess your chances of approval before submitting an application and incurring the fee.
We strive to process applications as quickly and efficiently as possible. Typically, it takes about 1 to 3 business days to approve an application once we have received all required documents and completed the necessary background and credit checks. This timeframe can vary slightly depending on the completeness and complexity of your application, as well as the responsiveness of your references.
We recommend providing complete and accurate information promptly, as well as notifying your references that they might be contacted, to help expedite the process.
Any modifications or alterations to the property require prior written consent from our management team. This includes, but is not limited to, painting walls, installing fixtures, or making changes to the flooring.
To request permission for modifications, please submit a detailed proposal to our management office, outlining what changes you wish to make. Each request is considered on a case-by-case basis, taking into account the nature of the modifications and the impact on the property.
We aim to be flexible and accommodate tenant requests when possible, but our primary concern is maintaining the quality and integrity of our properties. Approved modifications may require that the tenant restore the property to its original condition upon moving out, unless otherwise agreed upon.

- Pet Deposit and Fees: There is a refundable pet deposit and a non-refundable pet fee required for all pets. These fees help cover the costs of additional wear and tear that pets may cause to the property.
- Pet Agreement: Pet owners must sign a pet agreement that outlines the responsibilities of pet ownership, including keeping your pet under control at all times, complying with local pet laws, and ensuring your pet does not disturb other residents.

- Income Verification: Applicants must demonstrate a verifiable income that is at least three times the monthly rent.
- Credit Check: A credit check will be conducted on all applicants. A credit score of 600 or above is generally required, though we consider the entire credit report, including payment history and outstanding debts.
- Rental History: A positive rental history is important. This includes no prior evictions, significant damage to previous rentals, or consistent late rent payments.
- Criminal Background Check: We perform a criminal background check on all applicants. We focus on convictions that could pose a threat to the property or the community.
- Identification: Applicants must provide valid government-issued identification to verify identity.
